Comprehensive Building Automation Integration

About the project

Location: Kirkenes, Norway

A large-scale building automation project in Kirkenes, Norway, showcasing full integration of HVAC, lighting, and energy management systems into a unified control platform.

Solution Implemented

In Kirkenes, Norway, a large-scale building automation project was realised, integrating HVAC, lighting, and energy management systems into a unified control platform. The system architecture comprises approximately 58 BACnet controllers with over 700 I/O points, all connected via BACnet TCP/IP to a centralised Building Management System (BMS). Products from SE-Elektronic were used to ensure reliable communication and seamless integration across the various subsystems. Additional subsystems such as air conditioning, heating, and room-level controls were integrated using Modbus and Belimo Bus protocols, ensuring interoperability across all building functions.

Results Achieved

The project delivered a fully integrated and highly responsive building automation environment. With centralised control and real-time data exchange, the system ensures optimal energy efficiency, comfort, and operational transparency. SE-Elektronic’s products contributed to the system’s modular design, allowing for easy expansion and maintenance. The use of open protocols like BACnet and Modbus guarantees vendor independence and long-term flexibility.

Key Features of the Solution

  • BACnet Integration:
    • 58 BACnet controllers (300 DI / 50 DO / 300 AI / 50 AO)
    • BACnet TCP/IP connection to BMS
  • Subsystem Coupling:
    • 16 air conditioning systems via Modbus
    • 4 heating systems with Modbus-coupled heat meters and pumps
  • Room-Level Control:
    • 450 SE single-room controllers with Belimo Bus (ventilation, DALI lighting, PWM heating)
    • 14 SE BACnet MS/TP gateways for 450 MS/TP room controllers
  • Electrical System Monitoring:
    • 14 floor distributors with 700 potential-free signals, Modbus-coupled to electrical systems

Sustainability Impact

This project exemplifies how intelligent integration of building systems can significantly reduce energy consumption and improve operational sustainability. By leveraging open communication protocols and decentralised control, the system minimises energy waste, enhances occupant comfort, and supports long-term environmental goals. The scalable architecture ensures that future upgrades or expansions can be implemented with minimal disruption and maximum efficiency.
